P\u0103rerea mea este c\u0103 reticen\u021ba lor nu e justificat\u0103: dac\u0103 te-ai hot\u0103r\u00e2t \u0219i vrei s\u0103 cumperi \u00eentr-un bloc vechi, faptul c\u0103 e \u00eencadrat \u00een aceast\u0103 list\u0103 nu trebuie s\u0103 fie o surpriz\u0103, cele care nu sunt \u00eencadrate nu se reg\u0103sesc \u00een list\u0103 doar pentru c\u0103 nu a fost \u00eenc\u0103 f\u0103cut\u0103 expertiza. E foarte probabil s\u0103 te bucuri c\u0103 vei cump\u0103ra \u00eentr-un imobil ne\u00eencadrat, iar apoi, imediat poate, s\u0103 vin\u0103 expertul \u0219i s\u0103-l clasifice. Toate vor fi expertizate \u0219i \u00eencadrate la un moment dat, depinde doar de volumul expertizat anual; dac\u0103 s-ar fi putut probabil c\u0103 toate ar fi fost p\u00e2n\u0103 acum. Iat\u0103 c\u0103 88 de imobile au fost expertizate doar \u00een 2022 \u00een sectorul 3. Probabil se poate \u0219i mai mult.<\/p>\n\n\n\n<p style=\"font-size:18px\">Apoi, dac\u0103 ai reu\u0219it s\u0103 treci peste prima problem\u0103, reticen\u021ba persoanei interesate de cump\u0103rare, posibil s\u0103 dai de o a doua: banca. Destul de multe b\u0103nci nu ofer\u0103 credite pentru astfel de imobile (sau cel pu\u021bin eu a\u0219a cunosc din pia\u021b\u0103), dar nu toate. E important de \u0219tiut c\u0103 acest lucru nu se poate ascunde, trebuie ca \u00eencadrarea s\u0103 fie cunoscut\u0103 de cump\u0103r\u0103tor altfel pute\u021bi avea probleme dup\u0103 semnarea v\u00e2nz\u0103rii, inclusiv cu legea, iar actul chiar s\u0103 se anuleze.<\/p>\n\n\n\n<p style=\"font-size:18px\">De\u0219i pot p\u0103rea subiectiv, le recomand cump\u0103r\u0103torilor s\u0103 fie relaxa\u021bi la o astfel de achizi\u021bie, at\u00e2ta vreme c\u00e2t decizia de a cump\u0103ra \u00eentr-un bloc vechi a fost luat\u0103. Repet, cele care n-au fost \u00eencadrate sunt astfel doar pentru c\u0103 nu au fost \u00eenc\u0103 expertizate.
