La 14 august, au afi\u0219at comunicatul de pres\u0103 cu statisticile pentru luna iunie \u0219i odat\u0103 cu asta pentru primele 6 luni ale anului curent, comparate cu primele 6 ale celui trecut.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"616\" height=\"370\" src=\"https:\/\/sincronimobiliare.ro\/blog\/wp-content\/uploads\/2019\/08\/1.png\" alt=\"\" class=\"wp-image-170\" srcset=\"https:\/\/sincronimobiliare.ro\/blog\/wp-content\/uploads\/2019\/08\/1.png 616w, https:\/\/sincronimobiliare.ro\/blog\/wp-content\/uploads\/2019\/08\/1-300x180.png 300w\" sizes=\"auto, (max-width: 616px) 100vw, 616px\" \/><figcaption>Statistici INS<\/figcaption><\/figure>\n\n\n\n<p style=\"font-size:18px\">   Cartea Funciar\u0103 se mi\u0219c\u0103 mai bine \u0219i public\u0103 statisticile pentru luna precedent\u0103, avem aici publicate tranzac\u021biile imobiliare inclusiv pentru luna iulie.<\/p>\n\n\n\n<p style=\"font-size:18px\">   Conform INS,  <strong>\u201d<\/strong><em><strong>\u00een perioada 1.I-30.VI.2019, fa\u0163\u0103 de perioada 1.I-30.VI.2018, volumul lucr\u0103rilor de construc\u0163ii a crescut, ca serie brut\u0103, cu 23,3%, iar ca serie ajustat\u0103 \u00een func\u0163ie de num\u0103rul de zile lucr\u0103toare \u015fi de sezonalitate, cu 15,9%<\/strong><\/em><strong>.\u201d<\/strong> Astfel c\u0103 volumul de construc\u021bii noi se men\u021bine pe cre\u0219tere (vezi <a href=\"https:\/\/sincronimobiliare.ro\/blog\/blocuri-noi-si-mai-noi-si-in-constructie-pe-aleea-eprubetei\/\">aici<\/a> ultima analiz\u0103). Conform ANCPI, \u00een primele 6 luni ale anului curent s-au \u00eenregistrat 197.200 de tranzac\u021bii \u0219i compar\u00e2nd cu aceea\u0219i perioad\u0103 a anului trecut, c\u00e2nd s-au \u00eentregistrat 241.600, rezult\u0103 o sc\u0103dere pe num\u0103rul de tranzac\u021bii de 18%.<\/p>\n\n\n\n<p style=\"font-size:18px\">   Lucrurile par destul de u\u0219or de anticipat, pe o cre\u0219tere a volumului de imobile noi de 23% (strict pe nou, blocuri nou construite compara\u021bie de la an la an, pe primele 6 luni, num\u0103rul constru\u021biilor vechi fiind acela\u0219i, firesc) num\u0103rul de tranazc\u021bii sc\u0103z\u0103nd cu 18%, e de a\u0219teptat ca pre\u021burile s\u0103 stagneze, \u0219i dac\u0103 volumul de construc\u021bii noi va cre\u0219te \u00een continuare, iar num\u0103rul de tranzac\u021bii va fi tot pe trend descendent, ne putem a\u0219tepta chiar la sc\u0103deri. Urm\u0103rim statisticile \u0219i v\u0103 \u021binem la curent.<\/p>\n\n\n\n<p style=\"font-size:18px\">   Vestea bun\u0103 pentru cei care vor s\u0103-\u0219i v\u00e2nd\u0103 proprietatea \u00een perioada imediat urm\u0103toare este c\u0103 volumul de construc\u021bii pe iunie a sc\u0103zut cu 2,8% comparat cu mai, iar strict pe cele reziden\u021biale a sc\u0103zut cu 2,7%, se poate observa \u00een graficul de mai jos &#8211; aceea\u0219i surs\u0103, INS. Dac\u0103 \u00ee\u0219i va continua trendul de sc\u0103dere, ceea ce sigur n-ar fi bine pentru economia na\u021bional\u0103, pre\u021burile se vor men\u021bine aici \u00een viitorul apropiat, a\u0219a c\u0103 pot fi lini\u0219ti\u021bi pentru c\u0103 vor vinde.  Dar atunci c\u00e2nd vor primi oferta, s\u0103 se g\u00e2ndeasc\u0103 de dou\u0103 ori \u00eenainte de a o refuza.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"681\" height=\"360\" src=\"https:\/\/sincronimobiliare.ro\/blog\/wp-content\/uploads\/2019\/08\/2.png\" alt=\"\" class=\"wp-image-171\" srcset=\"https:\/\/sincronimobiliare.ro\/blog\/wp-content\/uploads\/2019\/08\/2.png 681w, https:\/\/sincronimobiliare.ro\/blog\/wp-content\/uploads\/2019\/08\/2-300x159.png 300w\" sizes=\"auto, (max-width: 681px) 100vw, 681px\" \/><figcaption>Statistic\u0103 INS<\/figcaption><\/figure>\n\n\n\n<p style=\"font-size:18px\">   Compar\u00e2nd primul semestru Rom\u00e2nia cu media UE suntem foarte sus, media UE e de plus 0,5% pe construc\u021bii noi, \u00een timp ce la noi \u00een \u021bar\u0103 cre\u0219terea e de 16%, pe serie ajustat\u0103 \u00een func\u021bie de num\u0103rul de zile lucr\u0103toare. Vom c\u0103dea de foarte sus, ne situ\u0103m pe locul 2 dupa Ungaria, ceea ce va aduce probabil sc\u0103derea de care se tot vorbe\u0219te, unii anali\u015fti prognoz\u00e2nd sc\u0103deri de pre\u021buri de p\u00e2n\u0103 la 25%.<\/p>\n\n\n\n<p style=\"font-size:18px\">   Nu suntem speciali\u0219ti, dar dac\u0103 am fi investitori, am a\u0219tepta urm\u0103toarele statistici, iar dac\u0103 am vrea s\u0103 achizi\u021bion\u0103m pentru locuin\u021b\u0103 proprie, atunci am cump\u0103ra, dar prudent, f\u0103r\u0103 prea mare grab\u0103.   <\/p>\n\n\n\n<p><\/p>\n\n\n\n<p>   Apropo de pre\u021b, avem \u0219i o ofert\u0103 de v\u00e2nzare foarte bun\u0103 la care dezvoltatorul nu ne permite s\u0103 facem promovare, consider\u0103 c\u0103 e nedrept pentru cei care au cump\u0103rat deja. Se vinde un apartament cu 2 camere \u00eentr-un bloc nou aflat \u00een construc\u021bie, cu termen de finalizare decembrie 2019, cu suprafa\u021b\u0103 util\u0103 de cel pu\u021bin 50 mp, iar cu balcon de p\u00e2n\u0103 la 60 mp, pute\u021bi alege etajul \u0219i compartimentarea, la pre\u021bul de <strong>38.000 Euro, plata numerar. <\/strong>Blocul e situat \u00een Titanul nou, nu a\u0219a departe de metrou.
