El confirm\u0103 ceea ce \u0219tiam din pia\u021b\u0103, de la firul ierbii: cererea e mai mare dec\u00e2t oferta. <\/p>\n\n\n\n<p class=\"has-medium-font-size\">\u00cen ultimul trimestru din 2025 s-au aflat \u00een pia\u021b\u0103 1,39 cump\u0103r\u0103tori la o singur\u0103 ofert\u0103 de v\u00e2nzare publicat\u0103, \u00een cre\u0219tere fa\u021b\u0103 de T4 2024 cu 2%. Totodat\u0103, fapt care a contribuit la cre\u0219terea de mai sus, oferta de propriet\u0103\u021bi listate la v\u00e2nzare a sc\u0103zut cu 3% fa\u021b\u0103 de aceea\u0219i perioad\u0103 din 2024 (octombrie-decembrie). Pre\u021burile pentru ofertele listate, cum era de a\u0219teptat, au crescut. Cre\u0219terea a fost \u00eens\u0103 cam mare, + 14%, \u0219i \u00een mod normal ar trebui s\u0103 urmeze o corec\u021bie mic\u0103. Personal nu cred c\u0103 se va \u00eent\u00e2mpla sau nu se va resim\u021bi \u00een pia\u021b\u0103, v\u00e2nz\u0103torii fiind mai dispu\u0219i la a\u0219teptare \u00een perioada asta. Nu avem cifrele furnizate de BNR pe decembrie 2025, dar anticipez c\u0103 valoarea lor va fi comparabil\u0103 pentru c\u0103 valoarea medie a \u00eemprumutului a crescut de la 75.000 la cca. 82.000 de Euro (+10%), iar num\u0103rul de tranzac\u021bii a fost mai mic cu 10%. Cre\u0219eterea valorii \u00eemprumutate e \u00eenc\u0103 un lucru firesc, pre\u021bul mediu \u00een pia\u021b\u0103 a fost +14%. Merg\u00e2nd \u0219i mai departe, vedem un fapt care confirm\u0103 \u00eenc\u0103 o dat\u0103 c\u0103 pre\u021burile nu vor sc\u0103dea: dob\u00e2nzile mai mici (4,7% cea mai mic\u0103 fix\u0103 acum; 4,89 a fost cea mai mic\u0103 \u00een T4 2024, \u00een condi\u021bii de IRCC comparabil &#8211; pe la 6%), de unde sc\u0103derea ratei medii pl\u0103tite pentru creditele nou-acordate cu 4%. B\u0103ncile au fost mai atente la concuren\u021b\u0103 \u00een ultima vreme, a\u0219a c\u0103 \u00eemprumut mai mare, rat\u0103 mai mic\u0103. La cele de mai sus ad\u0103ug\u0103m deci \u0219i dob\u00e2nzile mai mici \u0219i aflate pe trend de sc\u0103dere la \u00eenceputul acesta de an.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">Unde s-a mutat tranzac\u021bia? \u00cen chirie. +16% poten\u021biali chiria\u0219i la o ofert\u0103 crescut\u0103 cu doar 3%. Au fost 1,6 chiria\u0219i pe o singur\u0103 ofert\u0103 publicat\u0103 la o valoare medie\/unitate de 550 de Euro.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">Acestea sunt datele la nivel na\u021bional. <\/p>\n\n\n\n<p class=\"has-medium-font-size\">Ce se \u00eent\u00e2mpl\u0103 local, \u00een Bucure\u0219ti? Oferta total\u0103 de locuin\u021be aflate spre v\u00e2nzare a sc\u0103zut cu 5%. \u00cenc\u0103 o dat\u0103, cerere pe cre\u0219tere, ofert\u0103 pe sc\u0103dere, de unde rezult\u0103 pre\u021b mare: 2204 Euro\/mp util, +17% \u00eentr-un an, +36% \u00een doi ani.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">Dac\u0103 suntem c\u00e2rcota\u0219i \u0219i vrem totu\u0219i s\u0103 g\u0103sim ceva indicii c\u0103 pre\u021burile vor sc\u0103dea putem s\u0103 citim \u00een raport ce e scris cu fonturi mai mici. A\u0219a afl\u0103m c\u0103 num\u0103rul total de oferte listate \u00een T4 2025 e cu 13% mai mare dec\u00e2t \u00een T3 din acela\u0219i an (25.100 oferte listate \u00een T3, 28.500, \u00een T4). Pe oferte de locuin\u021be noi cre\u0219terea e \u0219i mai mare, +24%. Dar \u00een T3 prindem lunile de var\u0103, iulie-septembrie, c\u00e2nd de regul\u0103 oferta e pu\u021bin mai mic\u0103 \u00een pia\u021b\u0103, iar anul acesta a fost majorat \u0219i TVA-ul \u00een august \u0219i s-a v\u00e2ndut p\u00e2n\u0103 atunci cam tot stocul care era \u00een pia\u021b\u0103 din T1 \u0219i T2 2025.
