Ce acte v\u0103 sunt necesare:<\/p>\n\n\n\n<p style=\"font-size:18px\"><strong>Actul prin care a\u021bi dob\u00e2ndit proprietatea<\/strong>: poate fi contract de v\u00e2nzare-cump\u0103rare, certificat de mo\u0219tenitor, contract de dona\u021bie, contract de schimb.. <\/p>\n\n\n\n<p style=\"font-size:18px\"><strong>Dovada c\u0103 a\u021bi achitat pre\u021bul<\/strong>: dac\u0103 a\u021bi dob\u00e2ndit prin cump\u0103rare, verifica\u021bi \u00een contract la articolul legat de pre\u021b dac\u0103 declar\u0103 v\u00e2nz\u0103torul c\u0103 a \u00eencasat (varianta ideal\u0103). Dac\u0103 a\u021bi pl\u0103tit prin transfer bancar, atunci trebuie s\u0103 ave\u021bi ordinul de plat\u0103 prin care s-a efectuat transferul care \u201eprezum\u0103 efectuarea pl\u0103\u0163ii, p\u00e2n\u0103 la proba contrar\u0103\u201d &#8211; art. 1504 alin. 1 din Codul civil. Iar pentru c\u0103 ordinul de plat\u0103 doar \u201eprezum\u0103\u201d (presupune) efectuarea pl\u0103\u021bii v\u0103 trebuie \u0219i extrasul de cont de la v\u00e2nz\u0103tor cum c\u0103 acesta i-a \u00eencasat. Dac\u0103 nu ave\u021bi extras de cont de la v\u00e2nz\u0103tor, acela\u0219i articol din Codul civil la alineatul 2 v\u0103 d\u0103 dreptul s\u0103-l solicita\u021bi de la banca \u00een contul c\u0103reia a\u021bi f\u0103cut plata: \u201eDebitorul (dvs. &#8211; cump\u0103r\u0103torul) are oric\u00e2nd dreptul s\u0103 solicite institu\u0163iei de credit a creditorului (v\u00e2nz\u0103torul de la care a\u021bi dob\u00e2ndit, c\u0103tre care avea\u021bi datoria de plat\u0103 prin contractul de v\u00e2nzare) o confirmare, \u00een scris, a efectu\u0103rii pl\u0103\u0163ii prin virament. Aceast\u0103 confirmare face dovada pl\u0103\u0163ii.\u201d Deci dac\u0103 nu-l ave\u021bi merge\u021bi cu \u00eencredere la banca v\u00e2nz\u0103torului \u0219i solicita\u021bi-i acesteia o adres\u0103 cum c\u0103 a\u021bi pl\u0103tit av\u00e2nd ca suport contractul de v\u00e2nzare \u0219i legea cf. art. 1504 din Codul Civil. Dac\u0103 \u00een contract e precizat c\u0103 v\u00e2nz\u0103torul urmeaz\u0103 s\u0103 dea o declara\u021bie autentic\u0103 dup\u0103 \u00eencasarea pre\u021bului, va trebui s\u0103 ave\u021bi acea declara\u021bie \u00een original (c\u0103uta\u021bi-o la notarul la care a\u021bi semnat atunci contractul dac\u0103 nu o g\u0103si\u021bi).<\/p>\n\n\n\n<p style=\"font-size:18px\"><strong>Cadastrul \u0219i intabularea<\/strong>: \u00een principal, c\u00e2nd vorbim de cadastru ne referim la schi\u021b\u0103\/releveu (la cele mai vechi se mai eliberau \u0219i Fi\u0219a corpului de proprietate \u0219i Planul de amplasament, uneori mai sunt cerute, le scoatem din arhive dac\u0103 nu le ave\u021bi); intabularea e o \u00eencheiere eliberat\u0103 de ANCPI \u00een care sunte\u021bi \u00eenscris definitiv ca proprietar \u00een Cartea Funciar\u0103, cu \u00een\u0219iruirea documentelor prin care a\u021bi fost \u00eenscris. Un extras de carte funciar\u0103 pentru informare scoatem noi sau o pute\u021bi face \u0219i dumneavoastr\u0103 (detalii despre cum s\u0103 \u00eel ob\u021bine\u021bi sunt <a href=\"https:\/\/sincronimobiliare.ro\/blog\/cum-scot-un-extras-de-carte-funciara-pentru-informare-on-line\/\">aici<\/a>).  \u00cen situa\u021bia \u00een care nu ave\u021bi cadastru \u0219i intabulare lucr\u0103m cu un cadastrist de mai mult de 10 ani \u0219i \u00eel pute\u021bi contacta direct <a href=\"https:\/\/www.karmacad.ro\/\">aici<\/a>. El vine \u0219i m\u0103soar\u0103 apartamentul pentru cadastru \u0219i tot el depune la ANCPI documenta\u021bia necesar\u0103 intabul\u0103rii.<\/p>\n\n\n\n<p style=\"font-size:18px\"><strong>Certificatul energetic<\/strong>: e eliberat de un auditor cu atestat; noi apel\u0103m tot la cadastrist pentru eliberarea lui. De asemenea e important s\u0103 fie precizat \u00een aceasta \u0219i fondul de rulment. Multe asocia\u021bii nu \u00eel restituie, de\u0219i nu au dreptul s\u0103 refuze restituirea, a\u0219a c\u0103 \u00eencerc\u0103m s\u0103-l ob\u021binem de la cump\u0103r\u0103tor sau s\u0103-l compens\u0103m cu facturi care sosesc ulterior pred\u0103rii.<\/p>\n\n\n\n<p style=\"font-size:18px\"><strong>Certificatul fiscal de la DITL<\/strong>: aten\u021bie, motivul solicit\u0103rii trebuie s\u0103 fie v\u00e2nzare sau \u00eenstr\u0103inare. DGITL Sector 3 \u00eel elibereaz\u0103 pe loc la sediile din <a href=\"https:\/\/maps.app.goo.gl\/VXKoGSvaJttmFwUA9\">Sf\u00e2nta Vineri<\/a>, <a href=\"https:\/\/maps.app.goo.gl\/G5qGteUkPbQd7vW29\">C\u00e2mpia Libert\u0103\u021bii<\/a> sau <a href=\"https:\/\/maps.app.goo.gl\/sMACVYsLjoGKBPLL8\">Lucre\u021biu P\u0103tr\u0103\u0219canu<\/a>.
